Council Land Information - 337 Certificate

A Section 337 Certificate in Tasmania is an official land information document issued by a local municipal council under the Local Government Act 1993. Fees and charges are applicable and determined by the Tasmanian State Government.

What a 337 Certificate Covers:

Zoning: Shows how the land is zoned under the local planning scheme.

Permits and Approvals: Confirms if valid planning, building, and plumbing permits were granted, and if occupancy permits or completion certificates have been issued.

Compliance Issues: Lists any active building orders, health notices, abatement notices, or enforcement proceedings recorded by the council.

Environmental or Area Risks: May note specific local constraints like declared landslip areas, declared weeds, planned works or easements.

In Tasmania, sellers are not legally required to disclose defects or outstanding council notices upon listing a property. Purchasing a property without a 337 Certificate can leave you liable to either demolish or rectify unapproved or non-compliant building works at your own expense.

The earlier you submit your application, the earlier you will be in receipt of the requested certificate. If you do not provide us with enough time to process your request, we may be unable to complete your application prior to your Settlement date.
